  2. Investment Proposal

    1. Purchase a beach resort residence from us (from RM800,000.00 to RM2,500,000.00 (USD222,222.22 - USD694,444.44);
    2. Lease back the said beach resort residence to our management company with a return more than 10%* per annum and the management company will lease the said beach resort residence to the potential tourists;
    3. At the end of the 10 years or shorter, the said beach resort residence is belonged to you free of-charge.

    Note:

    * The lease back arrangement entitles the owner to the followings:-

    1. To stay in the said beach resort residence or any other beach resort residence in the same category with same features (if the owner's unit is not available) (e.g. The owner's unit with sea front, the unit to be stayed by the owner will have sea front as well);
    2. The owner will be entitled to stay in the beach resort residence for a period of thirty (30) days per annum free of-charge;
    3. If the owner wishes to stay longer than thirty (30) days per annum, the owner will be entilted to an option either a special discount of 50% from the published rate or at the following annual return with the folllowing annual period of stay:-

    5. The owner will be paid with a commission of 20% out of the room rate if the owner introduces a customer to us for a stay in the said beach resort residence. For e.g if the owner stays for 1 month and the owner introduces customers to us for the remaining period of 11 months, the owner will get an additional income of RM66,000.00* per year. As such, the owner will get the beach resort residence free of charge within 6 years* which equivalent to a return of 16.6% per annum*.
